East End and Lot 12 & Lot 41 Parking Improvements

IRG Realty Advisors | Akron , Ohio

Lot 12

The project site located northeast of the intersection of Goodyear Boulevard & E. Market Street in the eastern part of Akron.  This parking lot is a reconstruction of an existing parking and structure that was razed in the early 2000’s.  This lot provides additional parking for the East End / Goodyear development and provide additional employee parking for the new tenants at the historic Goodyear Headquarters Building.  The 170 spaces parking lot was constructed without the need for additional above ground or below ground detention / retention.

Lot 41

The project site located north of the intersection of 3rd Avenue & Kelly Avenue in the eastern part of Akron.  This parking lot is a reconstruction & expansion of the existing to provide parking for the Babcock & Wilcox Enterprises corporate headquarters as well as Summa Care and future tenant of the East End Goodyear Headquarters revitalization.  The existing 475 space parking lot was expanded to 920 spaces without the need for additional above ground or below ground detention / retention.

For both Lots, permeable pavement was used strategically at all storm inlet locations to provide water quality volume treatment required for a redevelopment site.  The use of permeable pavement also offsets a larger impervious pavement increase which in turn allowed the parking lot to be expanded without any storm water quantity treatment onsite.

To best maximize the efficiency of the parking lot Osborn prepared multiple layouts with owner input.  The ultimate layout that was design, permitted, and constructed in 2020 was graded in such a way to minimize engineered fill import / export as well as keep the storm sewer infrastructure improvements to a minimum.
