The River Hill Condominium Parking Garage is comprised of one structurally supported level plus one slab-on-grade level. The garage is open to residents of the condominium. This project involved conducting an on-site observation survey of the precast pan joist structural system. The condition survey included a visual observation of the slabs, joists, columns, walls, and waterproofing materials. The deteriorated concrete areas were quantified, and shown on a set of construction drawings, which also included typical repair details. These repairs were then phased for the purpose of developing a preventative maintenance program. Osborn also provided construction administration services for this project, including site observation reports.
