Osborn Engineering is providing Civil, MEP, and Fire Protection Engineering services for The Factory, a creative destination in St. Petersburg. The 90,000 SF facility will soon be home to Keep St. Pete Lit, The Brewery Collective, The St. Pete Arts Alliance, and Fairgrounds (an immersive art experience), and more. Civil Engineering services included accommodating the redevelopment of 2-1/2 blocks of light industrial property between Fairfield Ave and the Pinellas Trail. Existing warehouse and light manufacturing buildings totaling 71,178 SF were also repurposed, requiring the evaluation of the capacities and connections of over 1,000 LF of utility services and the city-maintained gravity sewers in Fairfield Ave South. Existing infrastructure, including water distribution, fire protection, natural gas, storm drainage, and stormwater management requiring new construction, upgrades, or verification of capacity and permit status were addressed in the design and permitting of this project. Osborn proudly partnered with Behar + Peteranecz Architecture on this exciting and transformative project, a part of the Economic Redevelopment of the Warehouse Arts District in the South St. Petersburg Community Redevelopment Area.
