Osborn Enigineering was pleased to provide full-discipline engineering design services for the construction of this new $11 million community center serving the senior community in Westlake, Ohio.

To allow for traffic calming and a cleaner connection of surrounding roadways, Osborn designed a roundabout for the facility. The roundabout connects the existing access road along the front of the recreation center, the access road to the east of the recreation center and the service roadways to the north and east of the existing intersection. Addiitonally, a new traffic signal at the Center Ridge Road entrance drive was designed by our transportation group.

Osborn’s civil team designed the parking lot to provide clear and direct pathways between the building’s entry and exit locations to the walkways that will allow guests and staff ample ADA accessibility to and from their vehicles. The structural system consisted of a combination of structural steel framing and cold-formed metal bearing walls and shear walls supporting pre-engineered cold-formed metal roof trusses.

The HVAC system focused on comfort for senior citizens using this facility. The system consisted of a chilled water system for cooling and dehumidification. Low velocity air distribution to reduce drafts. Radiant heating was utilized on almost all exposures with windows to eliminate cold spots. Low temperature hot water design and demand control ventilation and integrated building controls to maximize energy efficiency. Fire protection design provided for full-facility protection with a wet pipe automatic sprinkler system, in accordance with NFPA 13, version 2010. The design of the sprinkler densities were light or ordinary hazard, per occupancy requirements.

Electrical design included all LED lighting with automatic lighting controls. LED lighting systems were included for all roadways, cycle lanes and pedestrian ways within the project limits. The design of these lighting systems promote safety by improving visibility and lessening glare, thus reducing opportunities for accidents. Fixtures will be Dark Sky compliant to minimize spill and light pollution, reduce sky glow, and be neighbor-friendly. Decorative light poles will be incorporated into the project.

Osborn’s technology group provided design for the following systems: data/voice (including wireless data), paging, intercom, access control, video surveillance, and intrusion detection. Osborn also provided design services for the telecommunications room build-out and coordination of conduit and backbox locations.
