Northcoast Behavioral Health Center Commissioning

Osborn Engineering provided LEED Fundamental (EA pr1) and Enhanced (EA c3) commissioning services for this $68.5 million, 297,876 SF regional psychiatric facility. The project was a campus consolidation to replace aging hospital buildings on two campuses (Northfield & Cleveland) and merge services onto a single campus site at the existing Sagamore Hills facility. The project reused and renovated three existing buildings on the Sagamore Hills Campus while new additions of approximately 200,000 SF were added to unite the existing buildings into a single, contiguous facility.
 
The project included the addition of ten residential wings, with eight new and two renovated from existing space. The wings added 258 total beds and most rooms and bathrooms are private. Additions also included a gymnasium/auditorium and three courtyards for patient use, a new admissions and clinic area, new dietary areas and a “social learning center,” with music, a salon, a lounge and a courtroom. The project renovated existing space used for treatment, staff training, on-site police and visitors. The project team utilized Building Information Modeling (BIM) software including clash detection. This project utilized a Single Prime Design Bid Build project delivery method.
 
Commissioned systems included HVAC, the Building Automation System, Lighting, Lighting Controls, Domestic Hot Water, Electrical, Emergency Power and Technology Systems. Osborn performed 10 month post-occupancy commissioning services which included a review of building operation with O&M staff with a focus on resolution of outstanding warranty and commissioning related issues. This project is LEED certified.
